What type of property are you looking for?


We are looking for houses and flats in good condition. They could be individual units or in a block. We may not be able to take flats if they are located over certain shops or if they have poor rear access.


Which safety certificates do I need to supply?


You need to supply a gas safety certificate (usually described as a CP12) for the gas installation and appliances and an electrical safety certificate (known as a NICEIC certificate). Both certificates must record the installation as safe and satisfactory and show that no works are required. You will also need to provide an Energy Performance Certificate (EPC).


What furniture and fittings do I need to supply?


You will need to supply curtains and nets or a blind to all windows, a cooker and fridge freezer, carpets or another suitable floor covering throughout with vinyl in kitchens and bathrooms. How will my rent be paid?


Rent is paid by BACS, which is a payment direct from our bank account to your bank account. Rents are paid monthly and once payments are set up they will be made into your bank account at the end of every month.

Will my lease be renewed at the end of the term?


Provided the borough still require properties and your property has no major defects we will want to renew the lease. We will contact you approximately nine months before the lease end to start discussions.

What happens if the tenant damages my property?


Pathmeads manages the property during the term of the lease and deals with any disrepair caused by our tenant. At the end of the lease, the property will be handed back to you and compensation agreed between us for any damage caused by our tenant. We do not redecorate or refurnish at the end of the lease.


How can I gain access to my property?


Landlords should not contact tenants directly. Landlords must give 14 days' written notice to Pathmeads, we will then make an appointment with the tenant and arrange for access.
