What type of property are you looking for?

We are looking for houses and flats in good condition. They could be individual units or in a block. We may not be able to take flats if they are located over certain shops or if they have poor rear access.


Which safety certificates do I need to supply?

You need to supply a gas safety certificate (usually described as a CP12) for the gas installation and appliances and an electrical safety certificate (known as a NICEIC certificate). Both certificates must record the installation as safe and satisfactory and show that no works are required.


What furniture and fittings do I need to supply?

You will need to supply curtains to all windows, cooker and fridge, beds, wardrobes, chest-of-drawers, bedside cabinets, dining table and chairs, three-piece suite and coffee table, carpets throughout with vinyl in kitchens and bathrooms. Refer to landlords property standards for further details.


How will my rent be paid?

Rent is paid by BACS, which is a payment direct from our bank account to your bank account. Rents are paid monthly (in advance in most new schemes) and once payments are setup they will be made into your bank account at the end of every month.


Will my lease be renewed at the end of the term?

Provided the borough still requires properties for use as temporary accommodation and your property has no major defects we will want to renew the lease. We will contact you approximately 9 months before the lease end to start discussions.


What happens if the tenant damages my property?

The association manages the property during the term of the lease and deals with any disrepair caused by our tenant. At the end of the lease, the property will be handed back to you and compensation agreed between us for any damage caused by our tenant. We do not redecorate or refurnish at the end of the lease.


What is a TR1?


This is a transfer title. It is used when a property is newly purchased and Land Registry has not been updated (this can take up to 6-8 weeks). A TR1 is used in place of land registry where no land registry exists. The TR1 must be dated and certified that it is a true and exact copy.

Can I collect my post from the property?


No, the landlord will need to arrange for the post office to re-direct all the post to a new address.


How can I gain access to my property?


Landlords must not contact tenants directly. Landlords must give 14 days written notice to Pathmeads (clause 3.5 in lease). Pathmeads will then make an appointment with the tenant.
