EMPTY PROPERTY INITIATIVE
Background
The North London Empty Property Initiative aims to reduce the
number of long-term empty private properties in north London.
Through tackling this unused housing the initiative intends to
increase the supply of good-quality and affordable accommodation
that is available both to let and buy.
The initiative is the result of a partnership between six
London boroughs that are working together to achieve real
improvements in private sector housing. Four of these boroughs are
taking part in this partnership with Pathmeads - Barnet, Camden,
Haringey and Islington.
There are approximately 8,000 properties across these six boroughs
that have been empty for at least six months (long-term). Across
the same six boroughs there are 68,500 households needing settled
accommodation and another 5% living in overcrowded conditions.
Bringing empty properties back into use is a great way to help meet
this huge demand for housing.
OUR OFFER
Advice and Assistance
Pathmeads and the North London Sub-Region are working in
partnership to provide empty property refurbishment and conversion
services.
This service is one of several initiatives to help owners bring
empty properties back into use. An owner can either use this
service alone, or combine it with other services provided by the
boroughs and/or Pathmeads.
All of the boroughs offer grants to owners of
empty properties, either to bring a property back into use for
persons/families in housing need or to owners who want to use the
property as thier own home.
Pathmeads offer the following:
- Architect services
- Planning application service
- Building regulations guidance
- Liaison with utility companies
- All necessary building works
- Property lettings
- Property management
Each property will be managed by a knowledgeable team. The team
will be able to provide information on planning application
requirements and building regulations.
Pathmeads also has a dedicated call centre available Monday to
Friday 9:30-17:30 to answer all your queries and update you on the
progress with your property.
Occupying your Property
After a property is refurbished we are able to offer several
schemes to ensure that the property is brought back into
use.
These schemes include:
- Housing Association Leasing Scheme
(HALS)
We will lease the property from the property owner for either 3 or
5 years. The Local Authority will nominate a tenant for the
property. Rent is guaranteed on this scheme for the lease
period.
- Residential Lettings on private market
These properties are advertised via Pathmeads Residential, our
private lettings agency. They advertise properties on their website
and popular property search engines such as RightMove,
FindAProperty and Prime Location.
