We currently manage more than 12,000 properties, on mixed tenure
estates, on behalf of:
Pathmeads was first awarded a contract to manage properties in
Westminster in 1996. Since April 2006, we manage approximately
6,000 properties in the Borough on four contract areas where
approximately 55% of which are general needs tenants and 45% are
leaseholders. The stock is a mix of street properties and more
traditional block on three separate estates.
We are the single source provider of all management service for
this contract including all:
- housing management
- repairs and maintenance
- cleaning
- grounds maintenance
A key innovation we developed on our Westminster contract was
the setting up of three Residents' Gardening Committees, one on
each estate. This has improved resident consultation and allowed
residents to have a direct input into their estate's gardening plan
and design.
After an Audit Commission inspection in June 2006, City West Homes
received a 3 star rating with excellent prospects for
improvement.

Since 1999, Pathmeads has been managing housing contracts in the
London Borough of Hackney on behalf of their ALMO Hackney Homes.
Since 2004, we have managed over 5,000 properties under contract in
the Borough, a mix of approximately 70% general needs tenants and
30% leaseholders.
We deliver the housing management services to the Stoke Newington
neighbourhood including:
- rent collection
- tenancy management
- resident involvement
- anti social behaviour services
Our integrated and customer-focused approach has resulted in
consistently high levels of resident satisfaction. The annual IPSOS
MORI Resident survey in September 2008 demonstrated that the Stoke
Newington Neighbourhood (managed exclusively by Pathmeads) had the
highest levels of satisfaction of any neighbourhood for the overall
service provided by the landlord.
Hackney Homes underwent a full Audit Commission inspection in
autumn 2008 and received a 2 start rating with excellent prospects
for improvements.

Wenlock Barn TMO in
Hackney
In December 2008, Pathmeads commenced a 5 year contract with
Wenlock Barn TMO to deliver housing management, repairs, cleaning
and ground maintenance services to residents on the Wenlock Barn
estate in Hackney. These services are delivered to approximately
1,500 residents of which approximately 67% are general needs
tenants and 33% leaseholders.
We are responsible for delivering the following services:
- rent arrears recovery
- day to day repairs
- cleaning
- grounds maintenance
- tenancy & leasehold management, including anti-social
behaviour and unauthorised occupation
- Letting properties and transfer requests
Wenlock Barn TMO wishes to become a Beacon TMO providing
services using innovative methods of service delivery that become
recognised as best practice within the TMO movement. We are proud
